The Challenge

Many homeowners updating their flooring have asked us, "What do I do about the manhole cover in the floor? Can it stay hidden but still be accessible?" Mr. W from Hastings had this exact concern. His conservatory’s tiled floor had a manhole cover, and he wanted a fresh look without losing access to the manhole. Here’s how we solved the problem.

The Solution:

Blending Functionality with Aesthetics

Step 1: Removing Old Tiles without Damage

When working with tiled floors, the first question is often: "Will lifting old tiles damage my floor?" In Mr. W’s case, the tiles were firmly adhered to the floorboards. We carefully uplifted the tiles and removed the old adhesive, ensuring that the original floorboards underneath remained intact.

Step 2: Preparing the Subfloor for Durability

Another common question is, "How do you make sure the new floor is stable?" To create a stable and level base, we installed new 9mm flooring-grade plywood. This step is crucial to avoid uneven spots and ensures that the new floor looks great and lasts longer. We then applied a layer of rapid drying patch compound to ensure the joins and nails didn’t mirror through to the finished floor.

Step 3: Choosing the Right Flooring – Can it Hide the Manhole?

Mr. W selected Pale Oak LVT from J2 Flooring, which is not only elegant and durable, but also able to withstand temperature changes—a frequent concern for conservatory flooring. One key question we often get is, "Will the manhole be visible after the new floor is laid?"

Our answer: No, although the trims will show. We addressed this by crafting a custom frame around the manhole and laid the LVT in the same pattern through the frame, making it blend seamlessly into the floor while still allowing easy access.

Step 4: Ensuring Access with Custom Design

Another fear customers have is, "Will I still be able to access the manhole if needed?" The answer is yes. We installed the flooring so that the manhole is hidden, but accessible. Using Stairrods Dividers, we created a neat, framed area around the manhole, so it remains functional and easy to lift when needed, without breaking the design flow.

The Final Touches – Seamless Transitions

"What about the transitions between rooms?" is a common question. To complete the project, we installed a new door trim and adjusted the carpet leading from the lounge to the conservatory, ensuring a smooth, seamless transition between the spaces.
